Renting out accommodation – the slightly different way
Property owners who wish to rent out their property lucratively and unbureaucratically are in good hands at Night & Day Privatzimmervermittlung. The company finds furnished rooms, apartments and houses for businessmen, tourists, people who have just started a job in the city, manual workers on short-term contracts, students – anyone who needs temporary accommodation in and around Stuttgart.
"We have more enquiries than properties. We need a lot more accommodation", say Claudia and Markus Urban, who founded Night & Day back in 1996. What started five years ago in Nürtingen with 45 privately-owned properties has rapidly developed into a flourishing business. The agency, now based in Stuttgart-Degerloch, receives up to 50 enquiries a day from people looking for accommodation: "On busy days, we get up to 100 calls from Germany and abroad", says Markus Urban. Night & Day takes between 600 and 800 bookings a month. Anyone from electricians to professors book private accommodation. Visitors to the Sl Centre or tourists in the city also appreciate the advantages of private lodgings.
An alternative to expensive hotels
The now 7-man strong agency currently has almost 500 properties and at least 350 landlords or property owners registered in its files. Night & Day covers all kinds of accommodation, from the simple guest room with shared bathroom and kitchen, via traditional bed & breakfast accommodation to the fully furnished house. And demand is increasing. "We receive more and more enquiries for inexpensive, private accommodation", says Annerose Berner, head of Tourist Information. This is because even cheap hotel rooms with a shared shower, or a bed in a simple guesthouse are often still too expensive for many students, labourers, trade fair exhibitors or people who have just started a job in the city. And finding rented accommodation on the regular accommodation market often takes too long.
B&B or elegant apartment
This is why many people opt for private accommodation – with or without breakfast, shared use of kitchen facilities, for just one night or for several weeks. Through Night & Day, for example, a guestroom can be rented for DM 550 a month and fully furnished flats from DM 1050. Guests always pay for accommodation in advance. The properties are inspected and checked regularly by Night & Day. "They should be clean, well looked-after, furnished and fully equipped", explains Markus Urban. Bed linen, towels, kitchen utensils, electricity, gas and water – everything is included.
"We try and satisfy the individual needs of the customers and find everything from small furnished rooms via fully equipped single, two or three-room flats, granny flats, apartments and also houses", adds Claudia Urban.
Owner's right to personal use guaranteed
One advantage for property owners/landlords is that they can decide when and for how long they rent out their property. "The owners can use their property themselves at any time", say staff at Night & Day. For example, when grown-up children return home at Christmas or Easter: at times like this, properties can be reserved for the owner's own use.
